Phase 1 Schematic Design
- For new construction, we collaborate closely with your architect and/or builder as part of the design team.
- We share curated inspiration imagery to establish and confirm the overall design direction.
- Mood boards are created to capture the look, feel, and emotional tone you want your home to evoke.
- We take time to understand how you live in each space and develop thoughtful space plans tailored to your lifestyle and interior needs.
- Development of an initial FF&E budget (Fixtures, Finishes, and Equipment).
Phase 2 Design Development
- Creation of interior elevations confirming plumbing fixture locations and electrical requirements.
- Custom interior cabinetry designs for kitchens, bathrooms, and built-in elements.
- Ceiling and lighting layouts developed with architectural details and window treatments in mind.
- Selection and detailing of interior doors, baseboards, window and door casing, fireplace design, stair details, and railings.
- Initiation of 3D renderings to visualize the design.
- Development of the Interior Design Drawing Package, including finish plans, electrical plans, reflected ceiling plans (RCPs), and interior elevations for each space.
- Creation of tile, paint, and decorative lighting schedules.
Phase 3 Product Development & Procurement
- Selection and sourcing of appliances, plumbing fixtures, main flooring, wall and floor tile, countertops, decorative lighting, decorative hardware, and fixed accessories.
- Continued refinement of 3D renderings and design presentations.
- Preparation of detailed CAD drawings with specifications noted.
- Creation of a comprehensive FF&E Specification Book for the contractor.
Phase 4 Construction Advocacy & Ongoing Design Services
- Full concierge procurement services, including ordering all FF&E and expediting deliveries to the site.
- Product quality control and coordination with vendors.
- Weekly site visits and meetings with contractors and subcontractors as needed.
- Ongoing updates to CAD drawings to reflect field conditions.
- Weekly meeting notes and project documentation.
